Selling Your Land/Property
Some questions to consider:
- What is your objective in wanting to sell today? Are you retiring, re-investing, need cash, debt retirement, downsizing, etc.?
- Where do you see the market today in regards to last year and next year?
- Do you have a good relationship with a real estate broker or agent? Are they experienced in selling properties like yours?
- What type of property does your property compete with?
- How many properties which compete with your property are on the market today?
- How are you going to price your property?
- What are the best prospects for your property?
- Who has been buying properties like yours in the past 6 months? Local folks, what MSA are they from, etc.?
- How will the property be marketed and advertised?
- What needs to be done to your property before you place it on the market?
- What will need to be done to the property after it is placed on the market?
- Can prospects and agents easily access the property and see it from inside a comfortable truck, or an all terrain vehicle? Or, will they just have to walk?
- Is the property in good condition where the best features can be seen and not overlooked?
- What price will your property most likely sell for?
- Did you know that by over pricing your property in a BUYERS’s market, you are most likely hurting your chances of getting a good price for your property? An overpriced property can be ignored and eventually stigmatized...
- Are you serious about selling your property and is your time valuable?
Get the facts before you dive in and it can be a pleasant journey, if not, you may waste a lot of your time and find it to be a rough and bumpy road trodden with many potholes.
At the end of the day, the keys to selling your property are:
- pricing it correctly for the market - get an appraisal (opinion of market value) from an independent and unbiased, qualified and credentialed certified appraiser who is experienced in appraising property like yours,
- exposing it adequately - adequate exposure at a fair price, not forever exposure at an unreasonable price, get a large sign on the land, use effective internet advertising, list it to take advantage of the network of real estate agents and brokers for land like yours, make sure you have access to and through the property, and sell it before the sign changes colors or take it off the market,
- and clearly defining your objective and staying focused on your objective for selling – a) don’t drop the ball when you get an offer and don’t ignore a bad offer –be sure to consider how the property was originally priced (was it appraised by a qualified, credentialed and experienced appraiser?, if it was not appraised perhaps it’s time to get it appraised) and b) most importantly, remember it’s a BUYER’s market, don’t try to negotiate every detail in an offer, just get it done, you will be glad you did.
